Andy and I had the real pleasure of working with Jason and Brooke over the past few months as they began to explore the opportunity of purchasing their very first home.  Jason found us, like many Atlanta first time home buyers, on the internet.  He found us on a site called Kudzu.com, where our past clients have reviewed and rated our services.  I must say that Kudzu is a great way to find service professionals.  We use Kudzu ourselves for even the most obscure service professionals.  Most recently, I even  found a make-up artist for our Jezebel photo shoot.  So, like Jason and us, check out Kudzu.com for service providers! 

Back to Jason and Brooke:  From the minute we met them, we knew we had not only found great clients but friends!  The connection was instanaeous.  Originally, Jason stated that he wanted to buy a condo or townhome as he wasn’t sure yard work was for him in this stage of life!  :)   Ha!  Jason told Andy over and over again how investment was his #1 priority in this purchase.  So, as Andy and Jason looked at townhomes and condos, Andy couldn’t help but introduce the 203k loan (click here for our past 203k blog post) to Jason.  Secretly, Andy was hoping Jason would focus on this down market and investment opportunity to really take advantage of the market.  No townhomes or condos seemed to be the perfect fit.  So, Andy introduced Jason to Brookhaven’s Ashford Park and Drew Valley neighborhoods.  In particular, he rode them by a home that we were selling at the time on Drew Valley Road (click here for a flyer of that home).  That particular home was purchased by one of our clients, renovated in approximately 90 days, and then sold in 7 days with multiple offers!  Amazing!  After Jason and Brooke saw that home on Drew Valley, they had decided that they were definitely up for a renovation project and making a home their very own!  We were able to secure a home for them in the popular Ashford Park neighborhood of Brookhaven.  The home was owned by one lady her entire life and she was selling for the first time.  The home needs work and Jason and Brooke are up to the challenge.  They have partnered with HAVEN REI in Brookhaven to do the renvoation work.  And, in 90 days, Jason and Brooke will be living in their “like-new” home on one of Ashford Park’s great streets within walking distance to Haven, Verde, Library Coffee, and J Christopher’s!  Did I mention that their home appraised for 10% more than they will have in it?   Sounds good, huh?  Just don’t count on Brooke and Jason selling their home any time soon…  We have a feeling they are going to love Ashford Park and Brookhaven!  I bet they’ll be here for a long time.

This year we have had the good fortune of working with several relocating clients who really came to Atlanta with no preconceived notions. They were utterly and completely dependant on US introducing them to our great city. What power! What responsibility! So, why not start with the area that we know best of all because it’s our own backyard?

Brookhaven is the northern neighbor of Buckhead. Historically, it’s just as rich as Buckhead, but unlike Buckhead, there is still an affordable side. If you are wanting to stay inside the perimeter with all the convenience and proximity you desire but perhaps without the price tag, Brookhaven could be for you. Historic Brookhaven really is an extension of Buckhead, and its location within the City of Altanta guarantees the same Buckhead schools, specifically Sarah Smith Elementary. The Brookhaven community is split between Fulton County on the southern side, which is considered City of Atlanta, and unincorporated DeKalb County on the northern side. Although the area is well known for the Brookhaven MARTA station, the area is built around Peachtree Road. The eastern side of DeKalb County Brookhaven is highlighted by the incredibly popular Ashford Park, Drew Valley, Brookhaven Heights, Brookhaven Fields, Brookhaven Gardens, and Hillsdale to name a few. Affordability is the name of the game. Despite more affordable intown homes, these great neighborhoods are also home to a blossoming infill phenomenon. Even despite a “valley” real estate market, we’re seeing more and more build starts, a good sign for the area and a good sign for the housing market in general. Dresden Drive off of Peachtree provides a new highly anticipated live/work/play development called Village Place Brookhaven, which adds to the buzz of the area thanks to restaurants like Library Coffee and Verde Taquieria. There are currently two other anchor restaurant spots available, and the community is in hopes for at least another casual grill and bar as Brookhaven continues its transition into a destination. Other great restaurants include Hudson Grill, Haven, and Valenzia. Just a mile north you will see another large live/work/play development going up, Town Brookhaven. This will bring a lot of the “big box” retail stores we have grown comfortable with. Brookhaven has come into its own in many ways, but still feels like a child trying on daddy’s large swallowing clothes. It has even more potential, and the relocating Atlanta resident will appreciate the history, the redevelopment, and the new additions of an area on the rise.

Brookhaven: Lost it’s Luster or Primed for Pickup?

We are blessed to intimately know many diverse areas of Atlanta, including inside the perimeter from Downtown north and the outer arc of DeKalb, North Fulton, and Gwinnett Counties. There is perhaps no market we know better than the Buckhead/Brookhaven market. Lesley and I have been fortunate to help buyers and sellers here for years. We have fortunately seen the rise, and unfortunately we have seen the fall. Isn’t that the case everywhere, and won’t it always be the case? The answer is certainly yes, and while the popularity of intown Atlanta’s Brookhaven sustained and sheltered property values for an extended amount of time, it has, like all the other areas, given way to the market. Having shown property in Brookhaven quite a bit recently, there are areas which were historically high flyers that are now prime for the picking for the first time homebuyer again. Ashford Park, the babydoll on the eastside of Brookhaven, has some unbelievable deals right now. As of today, there are 100 active listings in Ashford Park, and I don’t think I’m going out on a limb here by saying that you can get what you want for the price you want. New construction infill became “the way” of the neighborhood several years ago, and now that the market has softened there are some amazing new homes available at a mere fraction of their original list prices. Drew Valley, which is the across the street neighbor to Ashford Park, has even better values. For years Brookhaven home values grew in double digits to the point that prices really grew out of the first time homebuyer’s wheelhouse price range. With values being down 10% or more over last year, the first time homebuyer is coming back to the area! Personally, I think that’s a great thing. The first time homebuyer brings a lot of energy into the community. They renovate houses. They spend money. They make the area better. What goes up must come down, and that has been the case with the real estate market time and time again, but buying real estate in desirable areas like Brookhaven never goes out of style.

First time homebuyers, you already know this, but I would be remiss if I didn’t mention it time and time again. The goverment is giving away $8,000 in tax credit through December 1st of this year.
