Brookhaven Gardens, an Intown Secret

Brookhaven Gardens is a small residential neighborhood in the incredibly popular and fast growing Brookhaven community of DeKalb County in intown Atlanta.  The neighborhood, originally constructed in the late 1990’s, is home to a variety of floorplans and size homes.  You will find the small neighborhood tucked away within the larger Brookhaven Fields community and adjacent to the even larger Drew Valley community. 

Highlights of the neighborhood include an active Homeowners Association, which acts indepently and also participates within the larger Brookhaven Fields Civic Association.  Each year in the fall, Brookhaven Gardens organizes a block party filled with great food courtesy of the neighbors, karaoke machines, pony rides, visits from the local police and fire departments giving tours of police cars and fire engines, football on TV, and other surprises.  In addition, Brookhaven Gardens participates in the annual Brookhaven Fields Yard Sale, an event that grows every year and one that you should give serious consideration to attending if you have never seen it.  It’s the largest organized yard sale I’ve ever seen in Atlanta.

Perhaps one of Brookhaven Gardens’ best features is also the area’s best kept secret, a small fountain filled pond, home to at least 10 beautiful and friendly ducks.  Neighbors sometimes pause for a humorous duck crossing in the street, and many are found feeding the neighborhood “pets” from their waterside decks.  The community is built around the pond, and a waterfront gazebo is a welcoming spot for visitors to feed the ducks or enjoy the sounds of the fountain.

The quiet community is a refreshing suburban setting within 1 mile of the hustle and bustle of Buckhead.  The homes within Brookhaven Gardens are still considered an exceptional value given their size.  When compared to new construction in the area, an objective buyer will quickly see that these spacious homes, priced in the $500,000+ range, are undervalued.  My wife and I lived within half of a mile of this neighborhood in Ashford Park for many years, and we never even knew Brookhaven Gardens existed until we began looking for larger affordable housing in the area.  We love Brookhaven, and we were willing to sacrifice space in order to stay in the area.  Thanks to this neighborhood, we didn’t have to do that.  We moved into Brookhaven Gardens almost 2 years ago, and our home is much bigger than we thought we would find.  We have thoroughly enjoyed our time here, and the location is to die for.  Nowadays, I’m surprised the word is not out about this great neighborhood.  Of course, the homeowners of Brookhaven Gardens would just assume you not know about their little secret.  That’s what makes it special.

Congratulations to Ravi and Satya!

Lesley and I had the pleasure of working with Ravi and Satya as they sought a new home in the Sarah Smith school district in Buckhead after relocating from Chicago earlier in the year.  We closed earlier today.  Ravi and Satya were referrals from past clients, Eric and Joyce, and we loved working with them. 

We were able to find Ravi and Satya a beautiful home in the Wieuca Trace neighborhood at a great price, and I think Lesley and I are just as excited as they are about the find.  Thank you again to Ravi and Satya for giving us an opportunity to help!  We are looking forward to the house warming party!

“Streets of Buckhead” Development Has Tenants!

If you keep your ear to the street in the heart of Buckhead you have probably heard snippets of information regarding the new development on Peachtree. Streets of Buckhead soon to include new hotel, office building, retail space

By Kevin Duffy, The Atlanta Journal-Constitution McClatchy-Tribune Regional News Sep. 26–The Streets of Buckhead project is expanding across Peachtree Road to include the site of the old Three Dollar Cafe and adjoining land. Ben Carter Properties and Barry Hotel Partners announced Tuesday plans to build a Hotel Monaco, a Class A office building and 55,000 square feet of retail and restaurant space on 2 acres at the Pharr Road intersection. Ben Carter said the hotel will cater to business people and families, and it won’t be exceedingly trendy or expensive. Construction is expected to begin next year and wrap up in 2010. The bulk of the Streets of Buckhead project is on the other side of Peachtree Road , where demolition has been under way for a while. The additional land means the development has grown to nine blocks. A few years ago, the development site was the city’s No. 1 party scene. But after outbreaks of violence, the city cracked down, making arrests and forcing bars to close earlier. Businesses suffered and became ripe for purchase. Hotel Monaco is Streets of Buckhead’s second confirmed hotel.  Barry Hotel also is developing 1 Hotel and Residences, which will include 48 condos. A third hotel, an “ultra-luxury” international brand with about 100 rooms and 42 condos, will be announced soon, Ben Carter said. Plans for a Paces Plaza Hotel and Residences have been scrapped. Hotel Monaco is part of the San Francisco-based Kimpton Hotels & Restaurants. Ben Carter is under contract to buy the additional land for the project from Brad Bradshaw and plans to sell the hotel portion to Barry. Carter said acquisition and development of the additional acreage will cost roughly $250 million. Investment in the entire Streets of Buckhead development is expected to top $1 billion. That includes construction of about 350 luxury apartments by Wood Partners.

Streets of Buckhead plans also call for 80 high-end retailers. A new one was announced Tuesday — Loro Piana, which sells clothing and accessories.
